OVERVIEW

 

Copeland Commercial has completed the development of DFW Commerce Center Buildings 1 - 4, totaling 2,954,204 SF. CLX Ventures, the successor entity of Copeland Commercial, is finishing construction on DFW Commerce Center Building 5, totaling 509,668 SF. The total square footage of DFW Commerce Center is 3,463,872 SF. 

 

The project is located in the heart of DFW International Airport, with street-to-street access between South Airfield Drive and West Walnut Hill Lane. This site is one of the premier logistical locations in the U.S., benefiting from its inter-airport access to FedEx Ground facilities, as well as proximity to UPS Regional Hubs, the USPS Bulk Mail Center, East and West IH 35 (the NAFTA Freeway) and IH  20, a major interstate highway connecting to both the east and west coast, SH 161, SH121 and SH 360, providing delivery times to virtually every corner of the Metroplex in less than an hour.

The Property is located in the DFW industrial submarket, the most land constrained submarket in the Dallas Fort Worth Metroplex. The DFW submarket is one of the tightest submarkets in the entire Metroplex for warehouse and distribution space. Over the last decade, the DFW submarket has typically led the Metroplex in net absorption, however the lack of remaining land in the submarket has pushed larger users to sites in North Fort Worth and South Dallas. Copeland Commercial was the first to deliver big box product at DFW International with immediate proximity to FedEx and the airport taxiways, making this site extraordinarily unique, particularly for E-Commerce and fulfillment users.

Potential users will benefit from Foreign Trade Zone advantages as well as what amounts to a double Freeport Exemption, including the 380 Agreement available from the City of Irving. The exemption applies to inventory that is brought into the facility from outside Texas and then reshipped out of state within 175 days; said inventory is exempt from inventory tax.
